Cleared, park-like acreage shows dramatically better than an impenetrable thicket — buyers can walk it, see the terrain, and picture using it, and appraisers count usable acres. It's why sellers mulch before listing and why a before/after of the same parcel looks like two different properties. Whether it pays back depends on your market, but overgrowth never adds value.
