What are red flags when hiring a land clearing contractor?

A per-acre price quoted without walking the property or asking what's growing on it. No certificate of insurance. A promise to 'remove the stumps' with a mulcher — the head cuts at grade, it doesn't pull roots. Cash-only with a big deposit and no written scope. And no photos of their own finished work — in this trade, every good operator has before/afters.
